Hotel101, the hotel developer arm of Philippine investment management company DoubleDragon Corporation, is set to expand into Cambodia with two projects expected to be among the country’s largest. The company is betting on rising tourism and new infrastructure to boost demand.

Hotel101 Global, the Singapore-based subsidiary of DoubleDragon listed on the Nasdaq, has signed agreements with Canopy Sands Development, a Cambodian real estate company, to build hotels in Phnom Penh and Sihanoukville. Slated for completion by 2028, the two projects are expected to add a combined 1,380 rooms to the market.

In Phnom Penh, Hotel101 will be located in Tonlé Bassac district—near Boeung Keng Kang (BKK), AEON Mall 1 and the Independence Monument—a fast-developing commercial and cultural hub.

With about 700 rooms, it will rival some of the capital’s largest properties, offering compact 21-square-metre units and amenities such as a swimming pool, fitness gym, all-day dining, a business centre, function rooms and commercial space.

In Sihanoukville, Hotel101 will be built within the Bay of Lights—a USD 16 billion coastal development backed by Canopy Sands. The property will include around 680 rooms, located next to a planned international convention centre that is within five minutes of the city’s airport.

According to government figures, Cambodia welcomed 6.7 million foreign visitors in 2024. The opening of the Techo International Airport in 2025 is expected to drive further growth. International hotel chains, including Hyatt, Rosewood, Raffles, Shangri-La, and Novotel, have already established a presence in the market.

Tom O’Sullivan, CEO of property portal Realestate.com.kh, said the entry of Hotel101 adds a new dimension to Cambodia’s hospitality landscape.

“With strong demand in Phnom Penh and along the coast, Hotel101 represents a new type of opportunity for both local and international investors,” he told B2B Cambodia.

Hotel101 has projected their two projects to generate USD 109.55 million in sales revenue once fully sold, while also contributing to Cambodia’s economy through job creation, foreign investment and increased tourism.

The company’s expansion into Cambodia will contribute to Hotel101 Global’s international pipeline, which includes projects in Niseko, Japan (482 rooms), Madrid, Spain (680 rooms), and Los Angeles, USA (622 rooms), alongside its affiliate hotels in the Philippines.
